Corte de Suministro en M-2/ Electricity cut in M-2

El Pasado Miercoles 20 de Mayo se cortó el suministro eléctrico en la fase M2, afectando a las bombas de impulsiónde agua, ya que carecían de corriente, lo cual afectó a varias fases dejándolas sin servicio de agua. Esto es debido a que San José no relizó el pago de electricidad que había pendiente (uno de ellos de 4.900€). Hay otro pendiente.
Estamos en negociaciones con ellos para ver como solventamos dicha situación; el próximo día 26 de Mayo se matendá una reunión con el Abogado de San José en colaboración con los administradores para buscar una solución y que este tipo de problemas no se vuelvan a repetir, y al mismo tiempo saber como está el desarrollo de las negociaciones para el comienzo de las obras nuevamente.
Recordar a los propietarios que aquellos que no hayan abonado las cuotas establecidas de 20€ mensuales como cuota de Comunidad, las vayan abonando. Estas cuotas también queremos recordarles que son de Comunidad, y NO para el mantenimiento de agua y electricidad, que por parte del Comite de la Comunidad se acordó en la Junta no abonar desde Enero hasta que dieran comienzo las obras. Con ello nos referimos que el dinero de estas cuotas (20€) no están destinadas tanto al agua como tampoco al uso de electricidad.



Some Apartments have been cut the electricity services on the 20th of May, because San Jose Administrators have not paid the Bills. Thereis a problem with that because afects the pumps and there is not going any more water into the other sites. We have spoken with the Administrators and San José and try to fix it, we hope that on Monday the will give back the electricity services again.
Just to remeber all owners that no any of the owner have paid any Euro for water and electricity since January 2009, that have been agreed on the last meeting. We have decided not to pay until they start some work on site.
The 20€ that have been paid is for repairing (water pumps and more services), but never for water and electricty plus waste. San José have tried to make us paying this bills but we have refused beacuse of the start of work on site. Also that means that all owner have saved this money to PAY.

• Water situation, past – present and future
  
  Turn off pumps certain times of the day to give the tanks to time to refill.
  We are not getting any help from San Jose. Pumps need to be repaired or replaced or we will have no water come summer.
  We have ordered 5 small pumps and 1 large at the cost of approximately €150-€200 each, plus the cost for fitting.
  Is ok up to a certain level of occupation, in the summer this will not be enough because we do not have enough water coming in on a regular basis.
  
  The Committee has found this to be an impossible situation to resolve, therefore will hand over to individual phases to obtain their own supply of water.

• Committee’s legal rights to act regarding non payment, closing for water etc–

We understand the situation is unclear, but, probably illegal, however, if it is legal it causes friction and possible violence, and possible legal action against the President.
Figures were produced by Felix to show those who have not paid last year’s agreed amounts, and this year’s legally required Community charges. There are a substantial amount of people who have not paid either amount.

• Maintenance of Swimming Pools now and in the future
  
  A letter will be sent to San Jose to say the pools are now being used and they should continue to be maintained by them. If they refuse, notices will be put up to say the pools are not maintained and may not be safe and you use at your own risk.

• Situación del agua, pasado-presente y Futuro
  En épocas de más afluencia de propietarios se tomarán medidas de cortar ciertas horas el suministro del agua para que los tanques de reservas de agua se vuelvan a llenar para abastecer a todos los propietarios.
  No tenemos ningún tipo de ayuda por parte de la Empresa constructora San José Inversiones; hay que reparar cierto número de bombas impulsora de agua hasta las viviendas, sino habrá carencia de agua en algunas fases de ciertas viviendas. Se han pedido 5 bombas de impulsión de agua y una grande para la central, lo cual supone aproximadamente entre 150-200€ cada una. Según San José cada unidad estaría en torno a los 600-800€ cada una. A esto hay que añadirle el costo de la instalación de las mismas.
  Hay que recordar que en pleno verano el abastecimiento de agua no será del todo suficiente debido a una sola conexión para todas las fases allí existentes, con lo cual en esta situación es imposible de resolver y las únicas soluciones son las siguientes:
  Esperar a que cada tanque (en cada fase vuelva a llenarse)
  Pedir por cuenta propia una cuba de agua y llenar los tanques.
  Todo ello es debido al mal uso del agua por ciertos propietarios. (abuso de agua y/o riegos/ piscinas privadas)

• Legalidad Reuniones para actuar sobre los impagados, corte de suministro, etc...
  Entendemos que la situación no está clara, y probablemente sea ilegal, causando enfrentamientos y disputas. El Administrador/Secretario, ha elaborado unos gráficos para tener una referencia de propietarios que han abonado las cantidades acordadas en el periodo desde Septiembre-Diciembre.
  
  
  

Inspectors from Tawn Hall II

To inform that this morning the Inspectors from the Tawn Hall have been checking the site to see if San José Inversiones can proceed to continue with the building. We hope we know from them next week.

Informar que los inspectores del Ayuntamiento de Elche han estado esta mañana (Viernes) revisando las instalaciones eléctricas que había realizado San José. Esperamos tener noticias la semana que viene si se lleva a cabo el comienzo de la Infraestructura.

Inspector from the Town Hall

Since last Thursday some workers from Jost are digging some parts of the electric system. That means in a few days some Inspector from the Town Hall will come to check if all the cables and system is proper installed. Once this is ok San Jose (if there is no any more inconvenience) will start with the work.

There have been some workers from San Jose measuring the roads to install some more street lights. It goes very slowly.
